Professional Referee

Sean Sells DenverThe Gold Standard Brokerage

Sean Gribbons is available to attorneys and parties as a real estate expert witness, and to serve as a professional referee or receiver when a court appoints him or the parties jointly engage him.

What a professional referee does

A professional referee is a neutral. A court may appoint one in a specific case, or the parties may agree to use one, to look at a real estate question, such as the value or condition of a property or how a sale should be run, and report back. In Colorado, a partition court appoints commissioners under C.R.S. § 38-28-105 and can order a sale under § 38-28-107. Courts can also appoint special masters under C.R.C.P. 53. Sean serves in such a role only when appointed or jointly engaged in that matter, and the court or the agreement sets the scope. He does not decide legal questions.

The Gold Standard Brokerage is a trade name of Gribbons Group Corp. The brokerage license is EC.100098640. Sean’s broker license is ER.100055843. He is the responsible broker, and he has over a decade of experience. The office is 1680 Carr St, Lakewood, CO 80214, phone (720) 637-3299. Calls may be recorded.

Expert witness, referee, and receiver

Expert witness work is a broker’s review of contracts, disclosures, MLS history, and correspondence, and testimony if Sean is retained. Receivership is brokerage help when property has to be valued or sold under court supervision. Sean serves as a receiver only when a court appoints him in that matter. This page is the referee role: a neutral, appointed or jointly engaged, who reports back.

Counsel who want a conflict check should share the parties and a short summary first. That first step is also on the expert witness page. The brokerage does not pay or accept referral fees from attorneys. Residential buyers and sellers should contact Kaylie Curtis. Investor acquisitions and resales are on fix and flip. The overview is Sean Sells Denver.

Where the property may be

The office is in Lakewood. Matters may involve property in Denver, the Highlands, Arvada, Golden, Wheat Ridge, Littleton, Englewood, or elsewhere in the metro. Housing in those places is a matter of stock, commute, parks, and amenities.

More about Sean is on Meet Sean, including the local contractor licenses held by Gribbons Group Corp. Those licenses are separate from the brokerage license. Construction, if any, is a different contract, and you may hire any contractor. Text messages use the consent line on the contact form.

Important

Nothing on this page is legal advice. Any opinion of value is a broker's opinion, not an appraisal. No outcome is promised.

Questions people ask

What does professional referee mean here?

A professional referee is a neutral a court may appoint, or the parties may agree to use, to look at a real estate question such as value, condition, or how a sale should be run, and report back. Sean serves only when a court appoints him or the parties jointly engage him. He does not decide legal questions.

Is this legal advice?

No. Sean isn’t an attorney. He doesn’t provide legal services beyond what the Colorado Real Estate Commission allows a licensed broker to do, and his opinions aren’t appraisals.

How is he engaged?

A court appoints him, or the parties jointly engage him. Call or text 303-883-3833 or email sean@tgsbrokerage.com.

How is this different from expert witness work?

Expert witness work is a review of contracts, disclosures, MLS history, and correspondence, and testimony if Sean is retained. Referee work is the neutral role described above. Use the receivership page when a court-supervised sale needs a broker.

Will you tell me the outcome of a case?

Counsel should contact Sean with the parties and a short summary so he can check for a conflict before discussing substance.
