How to price your Denver metro home to sell
The list price is the plan for the sale. It is not a number you copy from a website, and it is not a hope that buyers will meet you in the middle if the house is not ready.
We start with the house as it is. Updates, worn-out parts, the lot, the street, and anything a buyer will have to spend money on after closing all change what people will pay. Two homes with the same bedroom count can land in very different places once you walk them. A fresh roof and a tired roof are not the same house, even when the floor plan matches.
Then we look at recent sales and at what is for sale now. Sold homes show what buyers actually agreed to. Active homes show what shoppers can choose instead of yours. A broker’s market analysis is an opinion for marketing. It is not an appraisal.
Pricing too high feels safe, and often is not. The first weeks are when the most buyers see a new listing. If the price asks them to ignore better options, showings get thin, and a later price change has to work harder. Pricing too low can bring a fast offer and still leave money on the table if the comparable sales were not really comparable. We will tell you which risk we think you are taking, and we will say it before a sign goes in the yard.
Preparation is part of the price. Professional photography, a strong listing description, and exposure through the MLS and online channels are how the home gets seen. A clean, bright house supports the number. A house that needs a long explanation before anyone can see its good points usually needs a different number, or a short list of work first.
Bring the questions you are actually worried about. A shared driveway, an old roof, a tenant still in the house, or a project you started and did not finish all belong in the pricing talk. We would rather price the house you have than the house you meant to finish.
You should also know the costs, not only the sale price. Brokerage compensation is not set by law and is negotiable. Title and closing charges, any association fee, and repairs or concessions you agree to come off the top. Ask us for a net sheet so the price and the check you keep are not mixed together by accident.
If you want a starting point, use the home value form on our Sell page. The online calculator is only an estimate from the numbers you type in. It is not an appraisal and not a promise. Those tools are on the calculators page. We price homes in the cities on the areas we serve page. The rest of how we sell a home is on that same Sell page.
When you are ready, call the office or send a message. Tell us the address and when you are thinking of moving. We will walk the house, talk through a price, and put a plan next to it.
